MEET THE FOUNDERS

Clay Trembath

Prior to founding Essentia, Clay served as a portfolio manager within a prominent institutional social infrastructure fund, specialising in transactions and the ongoing management of Australia’s largest portfolio of childcare properties. His extensive advisory background includes valuable stints at the real estate consulting arms of EY and JLL in Australia and the United States.

Drawing from this wealth of experience, Clay has cultivated a robust knowledge base, honed technical capabilities, and forged a network of industry relationships. This expertise affords him a detailed understanding of tenants’ needs and the strategic actions required to maintain and enhance the value of a substantial portfolio of property investments.

Clay holds the esteemed title of Certified Practicing Valuer (API, Property) and earned his Master of Property from the University of Melbourne, further solidifying his credentials as a seasoned professional in the field.

Josh Twelftree

Before founding Essentia, Josh held a senior position at CBRE, where he was a pivotal member in establishing the CBRE Australian Healthcare and Social Infrastructure team. His role involved extensive selling and leasing of healthcare and childcare assets across every state of Australia. This experience has uniquely positioned Josh with unparalleled relationships among key healthcare and childcare tenants, investors, and owners.

Josh is not only an accomplished auctioneer but also a licensed real estate agent in every state of Australia. In 2020, he was recognised as the runner-up in the REIV Commercial Real Estate Agent of the Year.

Equipped with a Bachelor of Business (Property) and Bachelor of Commerce, Josh’s journey includes a stint as an accountant in London, where he earned and still holds a CPA (Certified Practicing Accountant) license.

Combining his accounting and property background with a strong emphasis on relationship-building, Josh provides tailored advice in areas such as value analysis, sales and marketing methodology, active buyer mandates, and property management. His multifaceted expertise positions him as a valuable resource in the real estate industry.
